Year updated: 2003 Description: Our amortization software generates a schedule of periodic payments to repay a fixed- or variable-rate loan over a time interval. The software is very easy to work with. Enter the initial principal balance, the interest rate, the term to maturity on the loan and the date the loan begins, then click 'Calculate' and the software automatically generates the monthly payment schedule. If you need to construct an adjustable-rate amortization schedule, just enter the adjusted rate and adjustment period, and click 'Calculate' and the monthly payment schedule is computed.
The loan amortization schedules show the principal balance remaining at the end of each period and the amounts of each payment that are applied to principal and interest in actual dollar amounts. The accumulated days, interest, and monthly payments are listed at the bottom of the schedule which helps you compare different loans. You can print or print preview the schedule. You can also export the data to a txt file which may then be imported into other spreadsheets or word processors.
Even if you are fortunate enough to pay upfront for your home, or to pay substantial down payment, you still may be better off to make a small down payment, take a sizable mortgage, and invest your funds in other ways. This decision depends on how favorable a loan you can negotiate and what alternative investment opportunities are available. This software is designed to help you analyze and compare mortgage loans.
